billiards and snooker center with 12 tournament sized snooker tables, and 12 tournament sized billiards table. plus a bar counter space to be offering cold drinks, fresh juices, coffees and sheesha. thanks.

As you are in America you need to be more specific about the size of you tournament sized snooker and billiard tables.
In the UK the traditional size for each table is exactly the same, 12 feet x 6 feet.

Well Ron, according to his bio, he’s from United Arab Emirates, not the USA. Anyway….
Let’s say you you wanted to put in 24 12′x6′ tables. Set the tables up in 4 rows of 6 tables. Put 5′ between the short rails to give enough room to shoot, and 7′ between the short rails for shooting space, plus a little extra for foot traffic. Then put 7′ around the entire perimeter for shooting space plus a little extra for foot traffic and tables and chairs. That would make a 121′x53′ rectangle, which is 6413 square feet. Add at least another 500-750 square feet for a bar on the end, so you’re looking at between 7000 and 7200 or so square feet, as a rough estimate.
That’s all assuming you want the place exactly in a rectangle and you’re building it from scratch. An existing building or a different table setup may require more space, depending on the layout.
